10 Steps to getting your home sold:

Step #1: Consult, Preview Property, & Establish Timeline

Our first meeting will begin in your home. I will be asking you several questions about your goals and help establish a timeline for selling your home.

Together we will tour your home while you explain any updates or improvements you have made.

I will take the time to answer any questions or concerns you may have.

Step #2: Establish Price

I will complete a Comparative Market Analysis (CMA) which analyzes your neighborhoods housing data and the current market conditions to create a value range and expected sales price. 

Step #3: Prepare Property / Staging

Preparing your home to attract the right buyer is very important and can have a huge impact on your asking price, as well as how quickly your house will sell. This will also put you in the strongest negotiating position possible.

In order to accomplish this and as part of my service to you, I provide a complimentary consultation with a professional stager. She will make recommendations which can be as simple as decluttering and rearranging furniture to highlight your home’s best features, to making repairs/improvements that will help you leverage your highest ROI.

Step #4: Listing Prelaunch

It’s time to create some buzz and build anticipation and excitement for your home. Our goal here is to give your property maximum exposure in the market place. 

  • Property placed on private listing network to expose your home to top agents in the market 

  • Professional photography

  • Video(s)

  • Professionally printed marketing brochures

  • Drone and 3D imagery available

  • Provide a feature sheet detailing the many features of your home

  • We will do a “What we love about our home” marketing piece to display in home

  • Coming Soon sign placed in your yard

  • Promoting your property as coming soon on all social media platforms

  • “Coming soon” e-blast to all agents in area

Step #5: Listing is Live - Showings Begin

Now your home will be active on the Multiple Listing Service and broadcasted to thousands of other sites such as Zillow, Trulia, Realtor.com, etc. Brokers will now be contacting you to schedule showings.

Step #6: Review Offer(s)

Hooray—you received an offer! Now what?

I’ll help you measure the pros and cons of any and every offer including which parts are solid, and which components are unreliable. I’ll guide you through all the elements of the offer(s) and help negotiate secure and favorable terms.

Step #7: Contract to Close - Navigate Buyers Inspection and Appraisal

During this phase (approximately 30 days) There are many milestones to be reached. I will be making sure all contingencies (inspection/appraisal/finance) are met within the time limits provided in the contract and coordinate all aspects of the sale to ensure a smooth transaction.

Step #8: Your Buyers Receive Final Loan Approval

These are the 3 magic words – This means all of the final loan commitments have been met by the buyers and the lender has given final approval for loan to be funded. This usually happens 5-7 days prior to the close date.

Step #9: Move

You are now packed and moved out and it is closing day. The buyers will conduct a final walk through of the property with their agent the day of closing. They will be making sure any agreed items are left, everything else is removed, and the home is in good condition.

Step #10: Closing Day - Celebrate!

You will likely have already pre-signed your closing documents at your attorneys office, so today you get to celebrate. Buyers will head to the title company to sign all documents and transfer money. You will receive an update from your attorney once the closing is complete.
